Millennial Magic in Vegas

Flexible, open floor plans designed specifically for younger homebuyers

Style, space, affordability, flexibility. They are among the most important selling points of a home for the growing homebuying Millennial demographic. Perhaps that’s why Strada, a new neighborhood in Pardee Homes’ Inspirada master-planned community near Las Vegas, has sold 24 homes in just a few months since becoming available.

 

Add to that list of selling points indoor-outdoor living, which the three distinctive floor plans of Strada make the most of, with the help of Western Window Systems’ door solutions.

Indoor-outdoor spaces in the homes at Sterling Grove are designed for al fresco dining, entertaining, and gaming.

Set on 780 acres, the community is centered around a tree-lined courtyard with four cornerstone parks, streams and ponds, desert gardens, and fragrant citrus groves. Multi-slide doors create open spaces and blur the boundaries between the inside and outdoors at Sterling Grove.

“For the Series 600 Multi-Slide Door, it’s definitely the low threshold option you can get,” he says. “It is such a great way to introduce indoor-outdoor living with a seamless transition.”

“My favorite thing about the Series 3700 Vinyl Multi-Slide Door is two-fold,” Rhea says. “First of all, it’s competitively priced. And then, it offers high energy efficiency.”

Energy efficiency is important to Toll Brothers, and Western Window Systems’ multi-slide doors helped them achieve their energy efficiency goals through the use of low-E, argon-filled glass and thermally broken aluminum.

“All of our homes here at Sterling Grove are Energy Star rated,” Rhea says. “We integrated Western Window Systems into those plans and have come out with some amazing HERS ratings.”

A 90-degree configuration of Series 600 Multi-Slide Doors eliminates a connecting post, creating a seamless transition from the indoors to the outside.

In the Strada floor plans, which start around $400,000, the outdoor living spaces, some of which are covered, become an extension of the indoor living space thanks to the Series 600 Multi-Slide Door, which blurs the barrier between indoors and outdoors, an essential component for younger homebuyers to whom entertaining guests during the Vegas area’s eight months of beautiful is a priority.

 

High ceilings and open floor plans further maximize the indoor living areas, which range from about 2,500 to 3,000 square feet, and let natural light bathe the living spaces more easily.

Developer Pardee Homes used extensive consumer research to develop the striking, unconventional floor plans.

 

“We learned that Millennials are nostalgic about the idea of true neighborhood with nearby neighbors, safe streets for kids, pet-friendly design, and a real sense of community,” says Klif Andrews, president of Pardee Homes Las Vegas. “They don’t need or want huge spaces like three-car garages. Instead, they prioritize cool and modern design features.”
